Way back in 1999 GCW introduced the availability of a run down 1960’s shopping precinct to Thornfield Properties Plc. The site had obvious redevelopment potential but a more ambitious plan was envisaged by GCW.
Following completion of the purchase, GCW advised Thornfield on an ambitious site assembly strategy, which included negotiating with the council to acquire additional land and purchasing over 50 third party interests. This process also involved relocating existing local amenities such as an 18,000ft² library.
In parallel with these negotiations, GCW worked with Thornfield and their architects to master plan a new town centre for Feltham. This resulted in plans for a large mixed use scheme of over 1m ft² and comprising the following;
800 Residential units
115 bed Travelodge
18,000 sq ft Library
22,000 sq ft Medical Centre
80,000 sq ft Supermarket
200,000 sq ft of Retail
15,000 sq ft Offices
Once construction was underway, GCW advised Thornfield on a forward sale of the project to Morley FM for in excess of £65m. The vast majority of the retail space was successfully pre-let to the likes of Asda, Next, Matalan, Argos, Boots, New Look and Peacocks.
The Centre opened in July 2006 to much critical acclaim and was the winner of a BCSC Gold Award for In Town Shopping Centre Development. One of the true mixed use urban regeneration projects of the new millennium.
